Leverage Your Purchase with an FHA 203k Streamline

Buying a new home with an FHA 203k Streamline may be the way to leverage the home you want with a very limited down payment. The real estate market in the Eugene/Springfield/Lane County area has a lot of great deals for those willing to look past the surface of a home. I work with several very exceptional Realtors® and know some of the deals that are happening here. Many of them are being made by investors that know the time is right to buy. I also subscribe to several blogs and other services that keep me up on what is happening in our local market and just received one from Trulia which I found most interesting. Home values can vary widely for a number of reasons, including condition, location and urgency.

Because of condition, a lot of homes are not selling as they should be and that is where the FHA 203k Streamline is an ideal solution to much of those problems. You probably wouldn’t use the Streamline for either of the homes above, but if you find a home that can be fixed up for $31,000 or less, it is ideal. Some homes need just a little TLC and they are ready to go. Some that I found on this website offered foreclosures for as little as $77 per square foot. Others were well over $200. Could the condition be that much difference? Or does one bank have less urgency than another? As a buyer, you have the top hand in today’s market. Why not take advantage of it before that goes away?

Foreclosed homes are not the only ones that may need a little TLC. You might find that perfect home but it needs new carpeting and a new roof but the seller doesn’t have the money to fix those things at the price it is selling for. Well, those can be included in a 203k Streamline. As a matter of fact, almost anything that isn’t structural or landscaping can be included.
