What Utah Counties are eligible for USDA Rural Housing Loans?

USDA Rural Housing will lend in most Utah counties. A Rural housing mortgage usually is unavailable in cities larger than 25,000 people.

What is considered a Rural area?

UDSA Development defines Rural as a city or town with fewer than 25,000 people.

Do I qualify for a USDA Rural Housing Loan?

You may qualify for a USDA Rural Mortgage even if you don’t have a down payment. However, you will need to have the ability to repay the loan, you must be able to occupy the property, and you must have an adequate credit history.

What is the maximum income I can make for USDA Rural Development loans?

You may make up to 125% of the median income for the area you are purchasing the home in. You may deduct certain items for number of children,  full time students, disabled persons, and elderly living in household. You may also deduct some medical expenses and child care.

Will I have to pay private mortgage insurance (PMI) with a USDA mortgage?

No, you are not required to pay private mortgage insurance (PMI). No PMI is a great feature of the USDA Rural Development loan and can make it a very affordabl

e loan. Both Conventional and FHA loans require you to make a monthly PMI payment sometimes costing  hundreds of dollars.

Can I use Utah Grant money with a Rural Housing Loan?
