A common problem for many first time buyers who are newly graduated from school is when applying for a mortgage and they are asked about their previous two years work history and proof of their last two years W-2’s, they are denied because of “lack of work history.”  Nurses and medical professionals have often been turned away because they had no history of income.

FHA saves the day!

FHA really says, “show me the career!”  If you are now working in your field of study and can document a minimum 30 days worth of paystubs, you really are able to use that income to qualify as long as you show your degree certificate and your transcripts to prove, “work history.”  FHA guidelines say field of study is acceptable work history to satisfy the 2-year guideline as long as you are now earning your living from your field of study.
